Pre-handover inspection completed

We had a pre-handover inspection last week, along with an independent inspection. Most of the faults are minor. Examples include corrosion on some door furniture (requiring replacement), the laundry tub needs to be replaced, some brickwork and roof tile fixes, paint imperfections and so on.

The inspection from Tyrrell's showed up a lot of internal paint imperfections but didn't address any external faults. Our independent inspection report was used to point out things Tyrrells missed plus the external faults.

Here are some photos of some of the faults with sticky notes indicating the area that needs to be rectified:

Paint imperfections and door not sliding correctly


Sideways view of fridge space with leaking water point and a couple of marks on the wall.


Chipped render above the window. This fault was not found by any inspectors.


Tiles not complete. Apparently, this defect was already due to be fixed during a "roof service" EB always do before handover.

Front elevation. The pergola and fascia has been painted Jasper and the render colour (Wattyl Slate) is now complete (though hard to tell with the shade). Our landscaper will be coating the brick piers to the left of the front door and right of the windows in stack stone:


The kitchen with the glass splashback. The far powerpoint still needs to be screwed in (the electrician was probably fishing the cooktop powerpoint just under the bench).


The fireplace - the feature wall colour is Dulux Capsicum Red

House is looking great from the positive pictures, congratualtions.
Our experience with Eden Brae has been less that positive so far - they can't get our tender right. We even printed out a list of our variations so that it was "written down" somewhere for them (our salesman has a habit of saying yes yes yes, to everything we ask for, without actually writing it down so he doesnt forget), but they still keep missing things! We're at a point now that we are thinking, god they cant even get a tender right, how is building a house going to be like with them!

We had the same experience as you with the tender. We ended up going to one of the sales people at the Homeworld display (used to be up the road from Homeworld) and complaining and saying we were thinking of going elsewhere. The salesman then sorted out all the issues fairly quickly. I'd go see Bede at the Homeworld display village providing it's convenient.

I loved the Memphis at Kellyville and had been there about 5 times looking and discussing it with my partner. During some visits, we were inside the house for half an hour to 45 minutes. I thought this would of screamed out...."I love this house and am interested"... but every time we walked out, they didn't even ask or say anything to us. We asked questions of the sales people, and they didn't answer our questions. For example, I once asked the measurements of the garage and the answer was, "it is very big". I didn't want to know that it was big, I wanted EXACT measurements of all walls!

When we finally were ready to talk with Eden Brae, we found out that they didn't build in our area. After we indicated that, they completely wiped their hands of us. What they didn't know is, we loved the house and could of afforded to buy plans, or pay a special "fee" for us to have it built just slightly out of their building zone. They never even tried to negotiate.

Instead, we've gone to an architect and had our house designed and it is currently being built.

I find it unbelievable that the inspectors didn't see the chipped paint & timber over the door. Shows you have to be on the ball.

I am so enjoying your blog, keep it going... I love it. I'd love to see the garden.

Your house is looking good! The chipped render and paint issues are quite minor. Pay special attention to the leaking and the roof tiles!

Make sure you test all your basins, sinks, bath tubs with full capacity of water to see if it cracks on the side, then release the water and see if it leaks!

We did all those testings durin inspection and have it all fixed, but still have quite bad leaking even after moved in. So, good luck with your house! Keeping posting new photos!
